Closing day takes a little preparation. Use this guide to review your final costs, check the home during your walkthrough, protect your payment, and know when to expect the keys.

Closing day is close. Before you make moving plans, take time to confirm your numbers, check the property, and understand when you’ll actually receive possession. Your lender, title or closing company, and buyer’s broker each have a part to play.

Before closing, review your Closing Disclosure, confirm the money you need to bring, and complete the final walkthrough. Signing is an important step, but funding, recording, and possession may happen on a different schedule. Ask your closing team and broker exactly when you can expect the keys.

Five steps to prepare

  1. Read the Closing Disclosure. For most mortgage loans, your lender must provide it at least three business days before closing. Compare the loan terms, monthly payment, closing costs, and cash needed to close with your Loan Estimate. Ask about anything unexpected right away.

  2. Confirm your payment method. Closing costs are separate from your down payment and can include lender, appraisal, and title charges as well as prepaid taxes or insurance. Ask the closing company for the final amount and its accepted payment method. If you need to wire funds, verify instructions by calling a number you already know is legitimate; do not rely on a last-minute email.

  3. Do the final walkthrough. Check the property’s condition, agreed repairs, and any appliances or other items that were supposed to stay. Tell your broker immediately if something has changed.

  4. Bring what the closing team requests. Ask in advance what identification, documents, and payment confirmation you should have with you.

  5. Confirm possession before moving. Signing, lender funding, deed recording, and receiving keys are related steps, but they do not always happen at once. Follow the timing in your agreement and your closing team’s instructions.
